All hardwood floors, oak and character grade hickory, living room has original wood ceilings. There is a mud room (tile floors) with cabinetry for storage and built in boot box. Next to the kitchen is a pantry and laundry area. Full bath downstairs accessible from mudroom and downstairs bedroom. Master bedroom with mountain views and windows facing east, south, and west. Third bedroom upstairs with cabin style wood ceilings and walls with a walk in closet Additional dormer/sleep/sitting area upstairs with cabin style wood ceilings and walls. Extra storage under the eaves. New outside decking and new columns installed 2017. Stone fire pit behind the house. Big electric-fenced dog yard with custom dog house behind the house. Internet speeds are good - I do digital work and telemedicine part time from home and have no problems with connectivity. The house has a charming and useful old ice house next to it - it houses a water softener, has a workbench and shelving for storage. Newly sided in 2016. FARM AMENITIES: 40 acres mostly pasture, rolling hills. There are three barns, covered riding arena, garage/ workshop. 60' round pen included 6 stall horse barn with a lot of extra storage - the building is approx 36 x 50 sf with 12 ft wide shed row around 1/2 the perimeter. Concrete floors. Wood siding replaced 2015. Newly roofed 2017. Fully electrified. Ample room for hay storage and trailer storage. 200+ year old barn - has a shelter for horses and hay/equipment storage, attached storage shed with shelving, firewood storage. Wood siding replaced 2015. Partly electrified. FARM SPECS FEB 2021 48 x 48 additional barn - hay/equipment storage and a run through shed for horses. Roof painted 2017. Siding painted 2017. Not electrified, but has solar lights. Can be converted to stalls/other uses. 60 x 110 foot covered riding arena built in 2011. Not electrified. Has Priefert Ponderosa fence rails, insulated roof with ice blocks, 6" gutters with drainage pipes. Elevated round pen pad with a 60 x 60 existing round pen. Round pen included. Pastures are fenced and cross fenced with Timeless Fence, and (mostly) Premier1 Fence rope and accessories, both regular electric and solar. Most gates are D style Priefert. There is a dry lot with automatic waterer for 'easy' keepers. Two additional 50 x 100 pens (with shelter). Three of the pastures have sheds for horses (two additional pastures have run in sheds as part of the barns) for a total of 5 pastures with shelters. Three of the pastures have automatic waterers, the others have access to hydrants. 1/2 of the farm - approx 22 acres is leased out for cows. Lease is month to month and the owner of the cows is aware the farm is for sale. It is mostly fenced for horses. It has a water hydrant and an automatic waterer. Can be converted back to hay production. First hay cutting last year resulted in approx 450 square bales. There is a creek across the property. There is a well water pump house, I also have city water but it is turned off. The well water tests clean, and has never run dry. The bladder tank was replaced in 2020. 2 car brick garage - has been converted to workshop with custom cedar doors 2013. Has shelving and storage. Fully electrified. There is an outdoor wash rack at the garage. MISC: All of the plumbing and electric on the farm has been installed since we have been here, including well pump. Optional for sale would be tractor: 33 HP 1993 (? I think) New Holland with bucket, bush hog, post hole digger, round bale hay spear. I also MAY sell one or both Honda ATVs with pull behind Swisher finish mower and water tank. Garden has pear, cherry, plum, and apple trees, grapes, fig, raspberries, thornless blackberries, gooseberry bush, and hazelnut trees, all next to a raised bed garden. Bamboo groves - great for projects. There is a lovely pasture next to the creek that is flat and grassy and surrounded by trees. Mark would love to ride there in the summer/fall - too wet in the spring. Also some of the images on FARM SPECS FEB 2021 Facebook are from the far end of the farm where there is a big clear open flat-ish space to ride (fencing photoshopped out). Lots of space to ride out on the farm and also on neighboring farms. LOCATION: This neck of the woods has a small but very dedicated academic equine community which is growing. The whole area is generally very horse-friendly, with a wide variety of disciplines. The farm is surrounded by: a 32 acre farm across street (house not visible from our house - but you can see it from the arena) There is a 28 acre farm to the west (no easy buildable areas within view of our farm), another 63 acre farm also on west is being used for hay. Bays mountain range just to the west - has some hiking trails - not sure about horses. NEARBY PLACES: 24 minutes to Greeneville - there is a Publix, Aldi, several other groceries, Lowe's, Marshalls, Ross, Staples, etc and the obligatory WalMart. Ford/Chevy/Nissan dealers and a few more I think. Two small hospitals. Tractor Supply, Farmer's co-op, etc. One small private university and one community college. 27 minutes to Rogersville - quaint old town. 25 minutes to Cherokee Lake 32 minutes to Morristown - bigger town than the above. 39 minutes to Kingsport - has everything you need 44 minutes to Johnson City - growing cool college town - ETSU - has an Earth Fare as well as anything else you need, lots of restaurants. 51 minutes to Bristol - cute old walking downtown, antique stores, restaurants, home of Bristol Motor Speedway. 62 minutes to Knoxville - Whole Foods, a really wonderful feed store, and more of what you need. Home of University of Tennessee. 90 minutes to Asheville - one of the most fun towns in the US. Mark and I came here regularly to eat and hang out. You will find everything related to holistic health here. Great artisans and great night life. Probably the world's most famous and fun drum circle Friday evenings - probably the biggest thing I will miss! 90 minutes from Gatlinburg - fun tourist spot - and entrance to the Great Smokies. 60 minutes(ish) to Pigeon Forge - home to Dollywood. We are 4 hours from Lexington KY, 3 hours 45 min from the Virginia Horse Center, 3 hours 45 min from Charlotte, four hours from Nashville. So we have easy access to lots of places. There is a downside however to our location: the farm backs up to I 81 so there will always be highway noise. But easy to get places. The immediate neighborhood is friendly and supportive. FARM SPECS FEB 2021 HORSES: Renaissance Farm is 25 minutes west of us is focusing on Working Equitation and various educational events. Big arena, big barn, just finished building a huge indoor. River Glen Farm - about an hour away has three day eventing and dressage shows. Meadow Creek Mountain - about an hour away has a lot of trail-riding. Casey Jones equine osteopath comes out to work on our horses a couple times a year (the pandemic has put a damper on that - hopefully temporarily) A friend at a local farm has been hosting Jillian Kreinbring (equine biomechanics) and Harry Whitney (basic horsemanship) regularly. There is an excellent lameness vet in the area, and UT has a vet school/hospital. Local vets are overall good. Lia Ayoob who is a Spence LaFleur equine dentist is about 30 minutes away. (She is attending Vluggen so hopefully at some point can do osteopathy). I pay $5.00 a bale for fescue hay - not fancy but clean and decent. I use most of my hay in the spring and summer when my two horses are on a dry lot. There are multiple hay resources here. There are a few excellent horse trimmers around and a good farrier - I can provide recommendations. WEATHER: A nice balance of seasons allowing for year round riding (with the exception of occasional brief periods in the winter).
